My estimate will provide the highest market value for your home, as well as give you the right dollar amount to competitively list it with today’s market trends. This will effectively keep it from sitting on the market for multiple months and creating that psychological impact that keeps buyers away. Time is of the essence!!

HOME STAGING CHECKLIST

When it comes to selling your home, there’s one thing to keep in mind: people don’t buy houses, they buy homes. Your goal is to make it easy for potential buyers to picture themselves living in your home. The act of grooming and decorating a house to properly showcase its features and make it more attractive is referred to, by industry experts, as “Home Staging”. Here is a list of home staging tips to help you make the right impression on potential buyers.

 

Repairs, home improvements and décor

  • Walk through your home with a friend and scrutinize every room from a buyer’s perspective.
  • Renovate or fix any problems.
  • Repair cracks, holes and chipped paint.
  • Tighten loose knobs, towel racks, switch plates and outlet covers.
  • Fix tight doors and windows, squeaky floorboards and loose stair banisters.
  • Repair caulking around tubs and sinks and windows, and fix leaky faucets.
  • Remove water stains on walls. Paint walls with light, neutral colors.

Cleaning, organizing and furnishing

  • Wash floors, walls, windows, ceilings, trim and blinds.
  • Scrub kitchen and bathroom tiles.
  • Make sure all appliances and countertops are cleared and spotless.
  • Spray for bugs, if applicable.
  • Throw out or give away anything you don’t need.
  • Tidy up cabinets and closets, and neatly stow away toys, books and knick-knacks.
  • Limit items stored on the floor or overhead in closets.
  • Clean and organize the basement, attic, garage and shed.
  • Pull up old carpets and remove area rugs if they are covering hardwood floors.
  • Pack away some belongings to maximize storage space for potential buyers.
  • Consider moving some furniture and items into a temporary storage unit while you show your home.
  • Remove and avoid displaying personal items. (They won’t feel at home with pictures of another family on the walls)
  • Secure valuables or store them in a safe. ie, jewelry, guns, medicine, money, Louis Vuitton shoes.
  • Remove items you are taking to your future home, like chandeliers and mirrors.
  • Furnish empty rooms.
  • Arrange furniture so that rooms appear as spacious as possible.

 Exterior prep

  • Plant flowers
  • Patch dead lawn areas with sod or seed.
  • Pull out weeds.
  • Rake leaves or shovel snow.
  • Cut and trim shrubs, and remove yard debris.
  • Paint doors, shutters, fences, and siding.
  • Replace broken window panes, and fix torn screens.
  • Fix damaged roof shingles.
  • Clean gutters and downspouts.
  • Wash the driveway and sidewalk.
  • Patch cracks and holes.
  • Make sure outside lights and doorbell work, and your house number can be seen from the road.

Last-minute open house preparation

  • Turn on all lights! Including porch and patio lights, closets, basement and attic light.
  • Open drapes and blinds for maximum light exposure.
  • If there are no windows in the room make sure to have lamps for adequate lighting.
  • Clean windows and mirrors.
  • Keep pets crated or drop off with friends.
  • Clear any pet or cigarette odors.

LISTING YOUR HOUSE: WHAT IS THE COST?

REALTORS® are Independent Contractors and DO NOT receive a salary

Realtors work strictly on a commission basis, and are only paid when a property transaction has closed and the title is transferred. A Realtor’s income is based solely on risk: The typical buyer or seller does not invest any upfront money for a Realtor’s services while a Realtor invests time, marketing dollars, business expenses, energy, and knowledge without the guarantee of compensation, benefits, paid vacation, or employer-shared tax contributions.

 

DIVISION OF BROKERAGE FEES

WHEN A REALTOR EARNS A COMMISSION OR BROKERAGE FEE:

  • It is first divided between the real estate companies in the transaction (generally 50% to the Listing company and 50% to the Selling company.
  • The fee is then divided between our brokerage and the Agent.
  • The personal “Gross Income” check is paid to the agent, and the agent pays all of their own business expenses, including the following items:

All advertising & marketing expenses

Professional photographer and virtual tour

Internet ads

Website design and maintenance

Enhanced Realtor.com or Zillow advertising

All signs, frames and directional signs

All office supplies and business cards

Office rent to brokerage

All auto expenses, gas, oil, etc.

Federal, FICA and State taxes

Continuing education/training

National Association of Realtors annual dues

Oklahoma Association of Realtors annual dues

Oklahoma City Metropolitan of Realtors annual dues

Monthly Multiple Listing Service fees

Monthly Lockbox fees

Personal Errors and Omissions Insurance

Health/Medical Insurance

 

 

LISTING YOUR HOUSE: WHAT’S NEXT?

  • Sign the listing documents: Listing Agreement, Seller’s Disclosures, Disclosure of Brokerage Duties, etc.
  • Complete all recommendations listed in the “Home Seller’s Guide”.
  • Walkthrough and make sure your “Home Seller’s Guide” checklist is complete.
  • I will schedule professional photos for you (and pay for them).
  • Place my sign in the yard and install my lockbox on the front door with a spare key.
  • I create the listing and enter all of the information for the house.
  • We go LIVE on the market! (Typically Friday at 12:00am for maximum exposure at the beginning)
