Buying a home in Oklahoma City is exciting! But it can also feel overwhelming if you don’t know what to expect. That’s why I created this step-by-step guide. Whether you’re a first-time homebuyer or just new to the OKC market, these 9 steps will walk you through the process from 💭dreaming about a home to getting the keys. 🔑

1) 🤝 Meet with Your Realtor (Your Teammate From Day One)

Buying a home isn’t just about finding a house... It’s about finding the right guide. Your Realtor is your translator, strategist, and advocate. In our first meeting, we’ll talk about your goals, your budget, your lifestyle, and what “home” really means to you.

👉 Why it matters: Without a Realtor, you’re flying blind. With one, you’ll have a clear roadmap and someone in your corner from day one.

2) 💳 Get Financially Prepared & Pre-Approved

This is where we turn your “someday” into numbers. A lender will look at your income, credit, and debt to give you a pre-approval letter. That letter is your golden ticket. It shows you exactly how much house you can afford, and it lets sellers know you really can afford to buy their house.

👉 Why it matters: In Oklahoma City, homes sell fast. Without pre-approval, sellers may skip your offer altogether.

3) 🏠 Go on House Showings (The Fun Part!)

Now comes the exciting part... Touring homes! We’ll visit houses that fit your needs, wants, and budget. You’ll start to notice how different neighborhoods feel, how layouts fit your lifestyle, and which homes make you think, “I could live here.”

👉 Why it matters: It’s easy to get caught up in looks, but this step is about finding the right fit for your future, not just pretty countertops...

4) 📝 Get Under Contract (Making an Offer)

When you find “the one,” it’s time to make an offer. I’ll help you write one that’s competitive but smart, including details like earnest money, closing dates, and contingencies that protect you.

👉 Why it matters: In Oklahoma City, sellers still get about 98% of their asking price (OKCMAR, 2025). Having a Realtor who knows how to craft the right offer can mean the difference between winning and losing the home.

5) 🔍 Schedule Inspections

A home can look perfect on the outside, but what’s underneath matters more! A licensed inspector will check the roof, foundation, plumbing, electrical, and more. You’ll get a detailed report of what needs attention.

👉 Why it matters: Inspections protect you from buying a “money pit.” You’ll know exactly what you’re getting into before you commit.

6) 🛠️ Negotiate Repairs

Once the inspection is complete, we’ll decide what’s worth fixing and what’s not. Maybe the seller agrees to handle repairs... or maybe they give you money back at closing so you can take care of it!

👉 Why it matters: This step can save you thousands and ensures you’re not walking into unexpected headaches.

7) 📏 The Appraisal

Your lender sends in an appraiser to confirm the home is worth what you’re paying. If it appraises at or above your purchase price... great! If not, we’ll work together to negotiate with the seller, challenge the appraisal, or adjust the deal.

👉 Why it matters: The appraisal keeps you from overpaying. It protects both you and your lender.

8) 🖊️ Sign Documents & Close

This is the big day! You’ll review and sign all final loan and title documents, wire your funds safely, and complete a final walkthrough to make sure the home is move-in ready. Then comes the best part… getting the keys!

👉 Why it matters: Closing makes everything official! Ownership transfers to you, and the house becomes YOUR home.

9) 🎉 Post-Closing (Settle Into Your New Home)

Congrats, you’re a homeowner! But there’s still a little work to do: set up utilities, change the locks, apply for your homestead exemption, and make a plan for regular maintenance. This is where your “house” becomes a “home.”

👉 Why it matters: Taking care of your home from day one protects your investment and builds long-term equity.
